  • What is Integrated Facility Management

    What is Integrated Facility Management

Facilities management is an organizational function that integrates people, location, and process within the physical environment with the goal of efficiently delivering support services and improving people’s quality of life while also increasing core company efficiency. IFM can integrate hard facilities management, which includes building fabric aspects, with soft facilities management, such as security, cleaning, and waste management. Bringing these services under one contract provides you with a single point of contact for customer service, greater coordination amongst FM services, and consolidated prices to keep everything under budget.

It is the professional administration of one or more buildings with the goal of increasing the efficiency and effectiveness of the organizations or inhabitants. Simply defined, it’s a way of bundling many (or all) of your office’s services and operations under a single contract and management team.

    Benefits of Integrated Facility Management

    1. Streamlined, efficient work and task management

IFM is, at its essence, a reorganization. Depending on your present facilities management structure, this could entail consolidating numerous vendor contracts into a single service agreement or grouping together a long list of activities that were previously handled by separate internal teams. In either case, the strategy yields fewer contracts, teams, and bucketed resources to manage, as well as a bird’s-eye view of management responsibilities. This greater visibility means more effective team management, faster response times to requests, and less downtime for employees when compared to managing each independent stakeholder and each individual activity they handle numerous times.

    2. A focus on the bigger picture

The advantages of an IFM-based streamlined structure don’t end there. Rather than bouncing between different activities and teams—or putting out multiple flames at once—this bird’s-eye view lets you match tasks with the bigger aims of the company. You’ll have the time and freedom to take a more strategic approach to facilities management once you’ve stepped away from the constant day-to-day control of workflow. It is simpler to assume a more significant role inside the organization with a broader view of company goals on one hand and more detailed management of fundamental operations on the other. At the end of the day, less micromanagement means more time to consider the larger picture.

    3. Reduction of operating costs

Redundancy and overlap are unavoidable when various internal teams are responsible for different aspects of the workplace. Costs can also rise as separate teams devote their time and resources to initiatives that aren’t aligned with the company’s wider objectives. Because there is more visibility with IFM, inefficiencies and wasteful spending become much easier to spot. External sellers are treated the same way. Managing a single budget nearly always results in lower materials and vendor expenses, even before factoring in the increased productivity that comes with managing a single workforce (as opposed to multiple partners or employees)

How to move to Integrated Facility Management

The three Rs: research, research, research

Switching to IFM requires some basic changes to operations and the adjustment of a number of moving components, therefore it should only be implemented after thorough research. Start with best practices in your area, if possible: reports, white papers, and industry publications should be a helpful source of information. You can also speak with consultants and IFM vendors directly, particularly those with experience in your sector. On the other hand, you should conduct an extensive internal study to determine how your various teams currently operate. Only when you know what your existing system looks like and have identified the most obvious inefficiencies can you establish a plan for IFM deployment.

    Establish clear communication

An internal communications plan, as well as taking the required steps to ensure that the entire organization understands the shift, can be quite beneficial. Encourage questions and recommendations by using surveys, focus groups, open meetings, and other change management tools. Finally, implementing IFM requires good communication between multiple stakeholders, so make sure to build close connections across the various teams and contractors before going live.

Clarity in goals & performance indicators

Clear goals and performance indicators, which follow the preceding part, are a kind of critical communication in and of themselves, providing you with information on how the IFM engagement is proceeding. This information can have a big impact now (for example, informing minute modifications) and in the future (deciding tasks outlined in service agreements, for another). As a last communication suggestion, it’s critical to establish and clarify protocols for filing complaints and resolving conflicts; without established procedures, problems can fester and spread across the business.

    Take advantage of technology

When it comes to integrated facilities management, technology is critical. IFM is all about integration, as the name implies, and that includes software solutions that can bring all of the diverse components of facilities management together on a single platform. A complete IWMS may make integrated facilities management much easier to adopt by offering a single point of management for all systems and operations. Good software can provide a single user interface from which important FM responsibilities such as space management, move management, and work order processing can all be managed. When it comes to integrated facilities, technology plays a crucial role. It can also provide the statistics and analytics needed to improve integrated facilities management, as well as software integrations that keep all departments up to date and connected.

  • Why Periodic Inspection of Transformers is Important

Why Periodic Inspection of Transformers is Important

The transformer is a static device, thus it requires less attention but with proper periodic inspection & diagnostics, it would be possible to avoid the unwanted breakdown. A transformer is the heart of the power network, the maximum availability of it and also to meet the full lifetime of a transformer is a matter to think of.

The top 5 factors that affect the transformers performers are as follows

    Winding failure:

Windings are an important part of a transformer. In distribution side transformers, there are commonly two windings. One of the primary side and the second on the secondary side. It steps high voltage/low current flows in the primary side winding and current stepped up in the secondary side winding. These windings withstand dielectric, thermal and mechanical stress during this process. The faults that occur in the winding are for these stresses. This causes the breaking of the windings or the burn-out. The winding fault PN number is usually between 6 to 30.

    Bushing Failure:

Bushes are insulating devices that insulate a high voltage electrical conductor to pass through an earth conductor. In transformers, it provides a current path through the tank wall. Inside the transformer, it uses paper insulators surrounded by oil that provides further insulation. In addition, bushing failure usually occurs over time. Bushes failure PN number is between 24 to 48.

    Core failure:

The transformers have laminated steel cores in the middle surrounded by the transformer windings. The function of the core is to concentrate the magnetic flux. Fault in the core directly affect the transformer windings, causing faults in them. It laminates the cores of the transformers to reduce eddy-current. The lamination of the core can become defected by poor maintenance, old oil or corrosion. The breakdown of the smallest part of the lamination results in an increase of thermal heat because of eddy-current

    Tank Failures:

The function of the tank in the transformer is to be a container for the oil used in it. It uses the oil in the tank for insulation and cooling. We can also use the tank as a support for other equipment of the transformer. The PN number for the failure is 18. The fault in the tank occurs because of environmental stress, corrosion, high humidity and sun radiation resulting in leakage or cracks in the tank walls

    Cooling system failure:

Cooling system reduces the heat produced in transformers because of copper and iron losses. The cooling system contains cooling fans, oil pumps, and water-cooled heat exchangers. The failure in the cooling system causes the heat to build up in the transformer which affects different parts of the transformer and also causes it to build more gas pressure inside which may cause the transformer to blow. The PN is between 26 to 48.

Measures taken to prevent transformers failure

Gauge readings (once in a month):

Gauge readings, ambient temperature, and kvA load should be measured and recorded. Any abnormal reading suggests that further diagnostic testing or inspection should be done. If pressure/vacuum gauge and/or fluid level gauge readings suggest a possible tank leak, perform a pressure test according to instructions. Tank leaks must be repaired immediately to prevent serious damage to the transformer and danger to life.

    Cooling fans (annually):

Check the cooling fans (if any) by setting the fan “auto/manual” control switch to the “manual” position. The fans should rotate at full speed within approximately five seconds. The fans should rotate smoothly with minimal vibration.

    Control wiring (annually):

we should check Control wiring to ensure that wire insulation is in good condition and inspect the control cabinet & associated conduit to ensure that weather seals are intact. We should check control power supply voltage.

    Paint finish (annually):

Inspect the paint finish for damage or weathering that exposes the primer coat or bare metal. Repair any paint damage that might be found.

Bushing and surge arrester insulators (annually):

Bushing and surge arrester insulators should be clean. If the surfaces are excessively dirty, we should clean them as it does not energize the transformer.

In conclusion, this article helps you to study the factors that affect transformers and measures to avoid transformer failure. If you are looking for installing a power transformer, Apollo can help you with it. Get in touch with Apollo power system.

How Solar Power Is Driving Environmental Conservation and Clean Energy Adoption

Do you want to embark on a sustainable journey while also saving big on your energy expenses? If so, Solar power is the answer. With its clean, abundant, and eco-friendly nature, solar energy is the key to reducing your carbon footprint.

In its 2023 Global Market Outlook for Solar Power, IRENA states that India added 14.3 GW of solar power capacity in 2022, which was the highest annual addition of solar power capacity in the world. This made India the world leader in annual solar power growth in 2022. It also states that India’s solar power capacity is expected to reach 280 GW by 2030. This would make India the third-largest solar market in the world, after China and the United States!

    Environmental Benefits of Solar Power

    1. Reduces Greenhouse Gas Emissions

Solar power generates electricity without burning fossil fuels, which means it produces zero greenhouse gas emissions. By using solar energy instead of traditional fossil fuels, we can significantly reduce carbon dioxide (CO2) and other harmful emissions that contribute to climate change and air pollution.

Thus aligning with the SDGs. While climate change impacts or is impacted by nearly all of the 17 SDGs (hunger, poverty, good health, and more), SDGs 7, 12, 13, 14, and 15 have specific indicators calling for action to cut emissions, reduce pollution of our air, land, and waters, and adopt clean and innovative clean energy technologies.

    2. Promotes Renewable Energy Transition

Embracing solar power supports the shift towards renewable energy sources. As the demand for solar energy grows, there will be less reliance on finite and polluting resources like coal, oil, and natural gas. This transition helps ensure a more sustainable and cleaner energy future for generations to come.

    Adoption of Solar Power

    1. Reduces Greenhouse Gas Emissions

India is one of the leading countries in the world in terms of solar power adoption. In 2022, India’s solar power capacity reached 100 gigawatts (GW), making it the fifth-largest solar market in the world.

The Indian government has been a strong supporter of solar power, and has set ambitious goals for solar energy adoption. The government’s National Solar Mission aims to achieve 100 GW of solar power capacity by 2022, and 200 GW by 2027.

To be a part of the Solar Power Revolution and harness the benefits we can try Solar Roof Panels. Solar roof panels, also known as solar photovoltaic (PV) panels, are designed to convert sunlight into electricity, allowing you to generate clean, renewable energy right from your rooftop. The amount of energy you can gain from these panels depends on various factors, including the panel’s capacity, your location, and the orientation of your roof. The return on investment (ROI) can also vary, but over time, solar roof panels can significantly reduce your electricity bills and even generate surplus power that can be sold back to the grid , offering a potential return on your initial investment. Going solar not only benefits your wallet but also contributes to a greener, more sustainable future by reducing your carbon footprint.
